Multi-Generational Households
With the passing of HB 2720, Multi-generational households are here to stay in Arizona. The law, which takes effect on January 1, 2025. Allows for the construction of Casitas and Auxiliary Dwelling Units, or ADUs to be built in cities with more than 75,000 people within a distance of 1 mile of central business districts. These structures can be attached and or detached, depending on lot size. This new law aims to relieve some of the stress being experienced by the Arizona housing market, where there is an estimated shortfall of almost 300,000 houses. In the early 1920’s in Phoenix, the homes in the Garfield and Belvedere districts were re-subdivided to allow for smaller structures to be built on existing properties. In recent years, the housing ordinances have made these types of property improvements more difficult. HB 2720 provides a golden opportunity for existing homeowners to expand their livable space.
Elderly Family Housing
Many families find themselves in a situation where they need to provide housing for an elderly relative such as a parent or grandparent, who may need a little more support to continue to live independently. There is a wide gap for those needing a little more support and the need for an outside solution such as an assisted living program and the type of assistance traditionally provided by Nursing homes. A casita can help to navigate this gap. Keeping an elderly family member close enough to provide support as they need it can help alleviate the ever-rising costs of traditional supported or independent living levels of care. As a bonus, your family benefits from having its elderly members close enough to live and interact with their families without the possible disruption that can be caused by bringing a family member into a smaller home and trying to make the existing space work for everyone.
